I run CoLivingOne in Rimini, a cooperative track called COOliving, and a selective venture-building practice across AI operations, startup validation, and digital transformation. I write here weekly about home, work, and the next decade of building.

What I work on

Three lines of work, one underlying idea.

CoLiving as the third form of living. Real buildings, real residents, real operations. CoLivingOne is the operational lab in Rimini; COOliving is the cooperative track for accessibility; CoLivIt is the national network giving the sector its language.

Venture building. Validation, MVP, operating model design. The same method I use in CoLiving, applied to founders building elsewhere — start from a real problem, run an operational experiment, learn by doing.

AI operations. Selective advisory work — AI embedded inside real workflows, not bolted on as marketing. Used today inside CoLiving operations, available to operators, startups, and mid-market businesses going through serious digital transformation.

Why all of this together

Most of what I do looks like separate work. From the inside, it's one thing.

Western societies are facing two reinforcing crises: housing affordability and relational loneliness. CoLiving is one operational answer. Founders are facing a parallel question — how do we build companies and operating systems that don't grind down the people inside them. AI operations, done with care, is part of that answer.

I work on both because they are the same problem in two domains: how do we build infrastructure that puts people at the center, instead of pushing them to the margins of industrial logic.

The two homes

Every CoLiving project I run is built on two tracks at once.

Physical home

A room. A roof. A safe space. Quality materials, natural light, sober finishes, reliable maintenance. The dignity floor every person — at any income — deserves.

Relational home

Living common spaces. Shared rhythms — Thursday dinner, Friday aperitivo. Someone who looks after the community. A neighborhood that knows itself. Someone who notices when you're not back.
